# Memowright

Memowright (the variance memo, wrought by AI) is a fractional AI-analyst service for Yardi Voyager operators. Built by
Alexander Data Solutions. We are an independent consultancy, a member of the Yardi
Independent Consulting Network (ICN), and are not affiliated with Yardi Systems, Inc.

## What Memowright does

- Stands up a client-owned data warehouse (Snowflake / BigQuery / Postgres) sourced from
  Yardi Voyager via Data Connect, Replicate, or nightly YSR export.
- Ships six pre-built finance-grade dashboards (rent roll, T-12, AR aging, budget-vs-actual
  at GL level, leasing funnel, portfolio rollup).
- Layers an AI narrative service on top: auto-drafted variance commentary per property per
  month, quarterly investor letter drafts, daily anomaly alerts, and natural-language Q&A
  over the warehouse with row-level security mirroring Voyager.
- Runs a fractional analyst seat on retainer: $4,000/month base plus a $1,500/month AI
  narrative add-on.

## Who Memowright is for

- Mid-market multifamily, commercial, or mixed-use operators on Yardi Voyager, typically
  2,000–20,000 units.
- Affordable housing operators managing LIHTC / HUD compliance memos in addition to
  asset-management reporting.
- Private commercial operators (5–30 properties) with active investors needing quarterly
  narrative reporting.

## Who Memowright is not for

- Greystar-scale operators with existing in-house BI teams.
- Public REITs (in-house FP&A + Big-4 usually handle this).
- Breeze-only shops (Stratafolio / Lobby CRE serve Breeze well).
- Revenue-management / pricing-algorithm use cases (we stay clear of this area).

## Pricing

- Implementation: starting at $12,500 (2–3 weeks).
- Fractional analyst retainer: $4,000/month base, covers up to ~500 units / 10 properties.
- AI narrative add-on: $1,500/month, introduced after month 3.
- No auto-renew, no early-termination fee, 30-day offboarding with full warehouse + dbt
  handover.
