Nobody publishes Yardi consultant pricing. Not the boutiques, not the Big 4, not the independents. This post does.
We’ve compiled the ranges below from (1) BC Solutions’ published rate card, (2) 33Floors’ and REdirect’s public engagement references, (3) ZipRecruiter’s Yardi Consultant compensation data, (4) ICN member listings, and (5) direct operator conversations. Treat these as real-world ranges, not a rate card.
Hourly rates, by consultant tier

Project-based pricing, by engagement type
Voyager implementation

These are fresh implementations. Migrations (from MRI, RealPage, etc.) typically add 30–50% to the estimate.
Custom YSR / SSRS reports
Most Yardi consultancies charge $2,500–$8,000 per custom report, depending on:
- Complexity (single-entity vs. multi-entity rollup)
- Whether it requires new Voyager custom fields
- Output format (YSR, SSRS, Power BI, Excel macro)
A single-entity P&L variance report with no custom fields is usually at the low end of that range. A multi-entity, multi-currency investor-ready report pack with covenant ratios is at the high end.

AppFolio’s “Max” AI / BI tier starts at a $7,500/month floor, establishing a ceiling for the managed-service tier. Lobby CRE bands $100–500/month plus seat fees for small-CRE operators. Stratafolio runs $150–$210/month plus per-unit overage for QuickBooks-first small-CRE shops. These are useful reference points for comparison, even though they’re products more than services.
The cost of the in-house alternative
ZipRecruiter pegs Yardi Consultant average compensation at $103K/year base with 90th-percentile at $192K. Adjusting for benefits, overhead, and the reality that a senior Yardi + BI analyst costs a premium in a tight labor market:
- Fully-loaded in-house hire: $130K–180K/year for a mid-market-capable analyst.
- Time to productivity: 4–6 months.
- Coverage risk: One person, vacation, turnover, sick leave all hit your reporting rhythm directly.
A $4,000/month retainer is approximately $48K/year — roughly a third the cost of the in-house alternative, with continuity risk mitigated by a team rather than one person, and with specialist expertise that an in-house hire would take years to develop.
The three pricing red flags
Three things we see on Yardi consultant proposals that should make you ask more questions:
1. “Starting at” with no upper bound
A proposal that says “starting at $25K” with no scope cap and no ceiling is an open checkbook. Ask for a maximum. Ask what triggers the overage. Ask for the hourly rate in writing.
2. Escalation clauses hidden in year 2
Multi-year retainer proposals often have an automatic annual escalator of 5–8% buried in the terms. Read for it.
3. Data ownership ambiguity
If the contract doesn’t say explicitly that (a) the warehouse lives in your cloud account, (b) you get a copy of all SQL / dbt / Power BI artifacts on termination, and (c) the AI prompts (if any) are yours too — ask for that language. A vendor that won’t put those in writing is a vendor with plans to hold your analytics hostage.

Measured against the market data above, the implementation is ~40% below median and the retainer is approximately $1K–2K/month below the fractional-analyst-plus-AI band. That spread is deliberate: we’re productizing where incumbents are bespoke, and we’re pricing accessibly because our client-acquisition thesis is land-and-expand, not squeeze-at-first-contract.
