| Line | Amount | Notes |
|---|---|---|
| Implementation (one-time) | $12,500 | Scoped to <500 units / 10 props |
| Retainer · 24 months × $4,000 | $96,000 | Base tier |
| AI narrative add-on · 20 months × $1,500 | $30,000 | Added in month 4 |
| Expected cloud warehouse cost (pass-through) | $6,000–9,000 | Snowflake / BigQuery; client-owned |
| 24-month total (all-in with AI tier) | $147,500 | vs. $260–360K loaded for an in-house hire |
A typical in-house Yardi + Power BI analyst in a Sun Belt metro lands at $103K base per ZipRecruiter with 90th-percentile $192K; loaded with benefits and overhead, you’re generally at $130–180K/yr. Memowright delivers the analyst seat + the AI layer the in-house hire cannot build alone.
FAQ
The honest answers.
Do we need to license Data Connect or Replicate first?
No. If you already have one of them, great — we wire it in. If not, we support a scheduled YSR export to your S3/GCS and back-fill history that way. Nothing prevents a client from starting with Memowright on a YSR-only footprint.
What does the AI narrative actually see?
Only the warehouse tables you allow it to see, and only at query time. We run with a zero-retention policy through Anthropic, and context windows are scoped to the properties + period you're generating for. No bulk upload. No training on your data. Full transcripts available for audit.
We're already on Yardi Virtuoso. Where does Memowright fit?
Virtuoso is excellent for operations — leasing chatbots, invoice approvals, document abstraction. The narrative layer for finance and investor reporting is not something Yardi prioritizes, and won't be for 12–24 months. We sit alongside Virtuoso, not against it.
Can you work against Breeze or RentCafe-only operators?
Breeze is a different animal — smaller, less configurable, and Stratafolio / Lobby CRE serve it well. We focus on Voyager. RentCafe feeds we handle, because many Voyager shops use it.
Who owns the warehouse, the dashboards, the prompts, and the models?
You own the warehouse infrastructure, your data, the dashboards built for you, and a copy of every dbt model and prompt we deploy. If we ever part ways, your team can keep operating what we built.
What happens when Yardi launches a Claude connector natively?
Yardi is shipping the Virtuoso–Claude bridge, and we love it — that's a better pipe into your data. We already layer on top of that pattern. When Yardi's native flow matures, Memowright becomes the finance-narrative layer on top of it, not a competitor to it.
