Implementation — from Yardi to a working warehouse + dashboards.

Ingestion

Yardi Data Connect (if licensed), Yardi Replicate (if licensed), or a scheduled YSR export to S3/GCS. Excel & CSV fallback for teams without either module yet. We never require you to buy a new Yardi SKU to work with us.

Warehouse

Snowflake, BigQuery, or managed Postgres — deployed inside your cloud account. You own the warehouse, the credentials, and the egress keys. If we ever part ways, you keep everything.

Model layer

dbt models for rent roll, T-12, AR aging, budget vs actual at GL level, occupancy / leasing funnel, and portfolio rollups. Tests and lineage documented. No black-box SQL.

Security

Client-owned keys, row-level security mirroring Voyager roles, audit logging. SOC 2 Type II on the service roadmap; already in place for the data-plane primitives.

Fractional analyst — the retainer that replaces the $150K hire.

Reporting calendar

Monthly close support, quarterly investor-reporting rhythm, ad-hoc requests. Typical new-report turnaround: 1–3 business days, not two weeks.

Dashboard ownership

We maintain all six dashboards. New metrics, KPI drift, new asset classes, new fund rollups — handled without a change order.

Analyst access

Slack and email. You have an analyst — not a ticket queue. Direct contact during business hours; emergency channel for close week.

Quarterly review

Formal quarterly business review with the stakeholders who care — usually the CFO, VP of Asset Management, and head of FP&A.

No auto-renew, no early-termination fees, 30-day offboarding with warehouse docs and dbt code handed over in a state your team can maintain.

Variance commentary

Auto-drafted memo per property per month: top 3 positive / top 3 negative drivers, concentration analysis, GL-level call-outs, watch items. Grounded in the warehouse; drill-down links back to the ledger.

Investor letters

Quarterly letter drafter tuned on your last four letters as tone anchors and your portfolio metrics as substance anchors. Letter lands as a first draft — your IR team finishes, you ship.

Anomaly alerts

Daily emails or Slack DMs on AR spikes, concession creep, occupancy inflections, GL outliers, and expense category breaks. Tuned to your noise tolerance — no “everything is a red flag” defaults.

Natural-language Q&A

"Show me properties with delinquency trending up three months in a row." SQL-backed answers with drill-down and the row-level security posture you already have in Voyager.

Model posture

Zero-retention policy with Anthropic. No training on your data. Warehouse context is retrieved per-query, never bulk-uploaded. Full prompt and context transcripts available for audit on request.

What we won’t do

Scope boundaries, stated plainly.

  • · Revenue-management algorithms. With the Duffy v. Yardi class action still live, we stay clear of pricing algorithms entirely and focus on financial, operational, and investor use cases.
  • · Replacing your Yardi license. Voyager is the system of record. We sit on top of it. If you’re considering a Voyager migration, talk to REdirect or BC Solutions — they’re the right shop for that job.
  • · Full-company M&A integrations. We can absorb an acquired operator’s data onto your warehouse; we don’t run the full PMI workstream. That’s RSM Catamaran or RealFoundations territory.
  • · Hourly-ticket BI. We’re a productized retainer. If you want 40 hours of freelance Yardi help, Cokas and the ICN directory are better fits.
